Ok, I am ready to do this, who, what, when and where do you suggest I begin?
I've grown tired of this.

I have never been referred to a mortgage broker that had the best deal.

They make it a game that they need a deposit and the only ligitimate thing they need is an appraisal fee.

Call all the guys that are advertising on the radio...

Send them each a packet with everything...
cuurrent mortgage info
copy of insurance
pay stubs
tax returns
copy of drivers license
etc, they will send you the list.
i put it all in a pdf and they all give me their best deal.
today you should get a great rate with no closing and no principle escalation.
higher rates for cash out.

Like Doug said, check them all out. They all have different deals going on.

Go for the 15 year rather than 30.  Interest rates are at a historic low for those who qualify.

You may all know, but worth stating for those that don't.

Rates come out every day.  PAR is sorta of the base rate of the day where the guy makes a good commission.  You can pay points to buy the rate down (rarely a smart thing to do), or he can charge a higher interest rate and make more.  Most try to maximize every penny on every deal.

Find a guy that works on volume rather than big commission checks.

My favorite guy made $500,000 plus every year for 12 years, had everything paid for he wanted to own and a couple of million in the bank at 40 and quit to pursue the bass fishing tours and sponsors.  Oh yeah, and no kids.   ;D
