Title: Trailer park near our subdivision

Hey guys i need a little advice if anyone has any experience in this. We live in a small neighborhood of around 20 houses. There is a 6 acre lot that is just to the right of the road called Flat creek church road that a local up here wants to get rezoned to R3 (high density residential) and put in a trailer park. As you can guess our entire neighborhood is very upset about this. Have any of you guys had any experience in this and could potentially give me some advice as to how we can stop it? The meeting is this thursday the 17th and we learned yesterday that the gentleman has a lawyer to represent him and at this point its a little late for us to get one.

Look to see if your county has a future land use plan.  If so, see if the re-zoning conforms to that plan. 

If the re-zoning conforms to the current or future land use plan, you are likely out of luck.

If it doesn't, go to the zoning meeting, get on the list to speak and speak out against zoning outside of the County plan.  Write/email your county commissioner as well as your zoning commissioner.  Not sure about your county but it will likely have to pass the zoning commission and then the county commission.

I would try to find out what kind of restrictions your county
has for trailers also. Most new trailer parks now days can
only have double wide's and a certain size lot with certain
codes. I think that would be the key to unsure it's not like
the first image that comes to your mind.

Clark:  I've never lived in a trailer park, but I imagine it's a heck of a good time; comedian Larry Miller had a skit about the "5 levels of drinking", '6 if you live in a trailer park'.

Bunch of jerks. Thanks to @tcdawg  for being the only one to actually help. Oh and @patman  im pretty sure you couldn't afford one of these trailers but your jeep would fit right in with the other vehicles.

Crap man i didn't even see your reply. Its hard to see it through all the bs. I appreciate the advice though. Basically an R3 (high density) in gilmer county is allowed up to 4 trailers per acre. They can be used but have to be newer than a certain year (the year i don't know).

I will add that one of my neighbors called and spoke with the property owner yesterday and he said that since he had been met with such resistance that he would do his best to make it as bad as he possibly could and put as many trailers on the property as the county regulations would allow. Hes being vindictive at this point.

I don't have anything real helpful other than to say what Tony mentioned is the approach folks took in Smyrna where a developer wanted to squeeze in a couple extra houses than the land was zoned for.  I believe it is the right approach even though in the Smyrna case, the developer finally got his way.

Homes are permitted and it does not differentiate between manufactured homes and stick built homes.

I learned about Mini codes when fighting the developers that clear cut the 4 acres behind my house. The townhomes that are being erected now are better than the aparments that were originally planned.
It took several developers before this happened though, so if you and your neighbors can be enough of a  pain in their ass. They may move on.

In all seriousness, how many of your neighbors are will to spend some money to stop the guy?  If 20 households put up $5k, you could probably make it not worth his time and too expensive to keep fighting.  Remember the golden rule.

Look on the bright side, if a trailer park does get approved
1. You won't have to travel too far to get yer drugs
2. The guy that cuts yer grass can look over the fence to see when he needs to come back.

That makes more sense.  My uneducated guess was 5-8k cleared but I’m always looking for bottom deals. $25k/ac is insane.

Low lying property....if it has any streams on it or areas considered wetlands he would need a federal permit for any impacts, plus pay for the mitigation.  If he has cleared the site and pulled strumps out in any areas that are considered "wetlands" he could already have a violation. The definition of wetland under the Clean Water Act includes more than what you typically think of (like south and coastal GA). Wetland impacts in North GA are very common.

Site should already have a silt fence up around the entire area and have a gravel entrance --according NPDES Erosion Control ( I still have my certification)

If its not up Report it, it will cost him and he will have to put that in prior to continuing his work. Erosion control is important.

We learned some more information last night. First off the subdivision just past us has retained an attorney and he will speak for us today so thats a plus. Secondly the power company came out tuesday to start putting in 10 light poles. Keep in mind the property hasn't even been rezoned and you have to have a permit in order to put up the light poles. He had lied to them and said all the proper permits had been pulled. My neighbor questioned the power company and they left. She then called the chief inspector to find out about these permits and he confirmed that there were none and by saying that the county had already issued them that the land owner had pretty much said the county had broken the law by issuing them. Lets just say things are looking up and the deck is stacking against him more and more.
