Like most, good, better, best.  Some nice communities, some old not so nice.
Woodstock is 42 on income out of 600+ cities.
Traffic isn't so smooth.

If my deal works out my new office will be located in Roswell. Woodstock look like a good place to be, not to for from Roswell and not to far to get on 75 N to see the grandbrats.

I live in Woodstock.  Been here 3 years.  Love it.

If you are looking at the map, I live on the far south east corner of the city. My neighborhood is off Hwy 92.

Traffic can be an issue, just like any part of the metro ATL area and the surrounding suburbs...but it really depends on where and when you will be commuting.

The east section of Woodstock is about 9 miles from downtown Roswell.

We live in East Cobb with Roswell address. Very close to the Woodstock line. I really enjoy the area. Close enough to the city, close enough to the mountains, good restaurants and plenty to do close by.

Awesome schools, lower taxes (compared to Fulton), property values continue to trend up.

The eastern side is what I would consider if I had to move to Woodstock....maybe the Far East.

Right now the I-575 section sucks butt (better than 10 years ago, but still not great), but once they get the Northwest Corridor project complete it should get better (until the next town up goes through a housing boom).  Woodstock, as part of Cherokee, went through a massive home expansion activity about two decades ago, which effed the infrastructure; They had the neighborhoods built where you could pass sugar from your neighbor by reaching out of the window, which they were not prepared for with highway access and local roads.

Your commute to I-75 will likely take a while from the East side of 575.

Zillow's app is freaking awesome for looking around and not being locked into a particular city, and based on YOUR criteria.

It's a good area.  Traffic to Roswell will all depend on what time you leave for work.  I live in Historic Roswell and love it there.  Been there 15 years now.

We are looking all around the area there. Seems like a good idea to live South of Roswell thinking the traffic would be better going that direction, but the housing prices seem to go up a lot in the Dunwoody area.

You're better off in Roswell than in Dunwoody.  Nicer place to live as well.

Dunwoody has a lot of stuff within walking distance of housing, so it really depends on what you're targeting: land, interior space, workshop, restaurants, bars, etc.

Dunwoody is not a place to be now.  It is very "cultural" with 16 people 9 cars per house in many areas.

Ok, good point...as with almost all of these towns, it really depends on which 'side of the tracks' you are on.  I was thinking of close to the downtown Dunwoody area as being awesome (ashford dunwoody, mt vernon, downtown dunwoody, etc), but a view of the map shows a lot of area that is is cultural (chamblee dunwoody, north shallowford, etc).

My brother just bought a house just north of Woodstock on Allatoona. Seems like a nice area up there. I wish I was closer to the mountains. Living in the city has its ups and downs.

We lived in Canton for 5 years.  We would go down to Woodstock to eat dinner sometimes... nice little downtown area.

I'm sure Hwy 92 isn't great in the morning/afternoon but I'd take it over a commute that requires 575 or 400 anyway.

Thanks for that map Don. Disgusting!

I took a walk one day and it was nasty. The city has workers out cleaning the mess ofd the sidewalks. They use power washers and push the stuff right down into the sewers drains. In some areas you need some of that vicks vapor rub under your nose.

So back on topic:

So is the whole area around Alpharetta, Roswell and East Woodstock similar to each other?

Chuck, be sure to check property tax rates, especially if you buy in a city.  I pay a bunch of tax money to my county and then an additional amount to my city...likely more than anyone else on here with an equally valued home.

Are they matching your CA $500k working wage salary?   //rtft//

Another thing about DunHOODY, its mostly in DEKALB COUNTY.

Wait, Chuck, did you say where you'e going to work, commute to? EDIT ROSWELL, Perfect, new train there? From downtown?  Perfect! NO!)

You guys would love living near downtown Roswell but live in East Cobb:

Dunwoody is completely in Dekalb.  Dunwoody incorporated as a city in 2015 so some areas that we use to call Dunwoody are now no longer Dunwoody.  They are now Chamblee or Sandy Springs

Chuck
the areas of Alpharetta, Roswell and East Woodstock are extremely similar. Lots of nice neighborhoods with many price points to choose from, tons of shopping and restaurants, close to the highway.  Good schools, which may not matter to you but that helps with property values.  East Cobb has the best schools.  Woodstock/Cherokee County and Fulton County are likely equal.

Roswell is Fulton County and will have the highest property taxes. There is a portion of Roswell that is just a mailing address that is in Cobb County(called either Roswell or East Cobb), they will have the lowest taxes.

East Woodstock is in Cherokee County and has similar taxes as Cobb but I also pay Woodstock City Property Tax.

If you were to work in a location in Roswell, any of the areas of Alpharetta, Roswell, East Woodstock, Crabapple Mountain Park or Milton would give you a pretty easy commute.  Sandy Springs, south of Roswell in Fulton County and Dunwoody, also south of Roswell in Deklab County would also give you a great commute.  Sandy Springs is OK, I lived there years ago but it is very congested and busy.  Dunwoody has some great neighborhoods but I would never recommend someone move into Dekalb County....an absolutely terribly run County.

Lots of solid info here! I can tell you that if you find a house that's not over priced in some of these areas, it'll likely go under contract within a few days.

Side note: I have a friend that is a realtor that specializes in this area if you don't have one. She is awesome!

Welcome back. I have been traveling to CA and specifically the Bay Area for too many years since I'm in software.  Every time I go there, I ask myself how people are able to live there.  The traffic is miserable and cost of living is outrageous unless you're pulling in 7 figures a year.

Chuck, glad to have you back and hope you can get out on the trails soon. But you're gonna need to dump some cash into that 4 door to get it to hang with JRay now. It's like starting all over again //LMAO//

I'm in a holding pattern right now. I may lift it a little and add some bigger tires for looks.

My area wasn't, but I was sold on it. The rep told me that I'd have min 50mbps on every device while paying less. In reality, I was getting 15-20.

We had uverse for years, Comcast, and DIRECTV. For me, Comcast internet speeds quadrupled the max I could get from att. (2-3 years ago).

I consistently get over 60mps from Charter/Spectrum.  But I pay $65/mo.

I pay a few dollars more with similar speed and get showtime access. Might entertain them though.

Edit: online said they offered service to my address, but got errors trying to look at packages. Called and they don't offer in my area.

Comcast/ xfinity is a rip. It's a shared network so they might say 75mbs but on peak times it goes way down. I was getting speeds of 10-7 and lower most of the time. Plus the customer service is a flippin joke! Just booted them for treating me like shiz. The stole a lot of time and money from me, rant over. I now have at&t internet and works great with our family needs. I have atleast 5 devices streaming in the evenings, no issues. I don't have cable TV but use a digital antenna and pick up over 40 channels. Another great option for TV for those who own a PS4 or PS3 is PS VUE. It's playstations version of cable with a ton of options and NO CONTRACT! 5 day free trial is worth looking at. $75 gets you HBO, Showtime and a ton of good channels that you would actually watch. I will never sign another cable tv contract. Internet is different as it is a definite need for any entertainment needs lately.

Pretty consistent on the AT&T fiber.  The fiber switches over inside the house to a cable.

Down: 122.9
Up: 123.19
Ping 2s

ALL networks are shared!

Speed comparisons will vary greatly by where you live.  For me, at&t only offers 16mbps service...so I'm on cable.

Maybe someone at Comcast in the engineering group in Atlanta could help...hint hint @michigunmam

They just finished installing fiber at these apt's and AT&T and Xfinity are offering the 1 gig service. Xfinity offers it for $140/month with no contract and AT&T is $80/month with 12 month contract then it's $180/month.

I'm not sure but I don't think I have anything in my house that runs that fast.

Yeah but it's nice to have the screen load before the mouse button completely click return to the starting rest position.
